One is four inches of air-entrained concrete on six inches of compacted granular base with rebar on chairs, joints cut to a quarter of the slab depth within the right window, and a proper cure. The other is three and a half inches of whatever came off the truck, poured onto the loess that was already there, with mesh lying in the dirt and joints cut whenever somebody got around to it. On the day of the pour, both are smooth gray slabs. Four winters later, only one of them still is.

The Seven Things That Decide Whether a Slab Lasts

Excavation to real grade

We dig deeper than the slab thickness, because the base has to go somewhere. Pouring on whatever elevation happens to be there is how you end up with two inches of base under one end and none under the other.

Compacted granular base

Crushed rock, placed and compacted in lifts, not dumped and raked. The base is what isolates your concrete from loess that weakens when it gets wet and clay that swells every spring.

Air-entrained mix, always

This is a hard freeze-thaw climate and there is nothing to discuss. Entrained air gives freezing water somewhere to expand. Without it, surfaces scale off within a handful of winters.

Steel that is actually in the slab

Rebar on chairs, sitting in the middle third of the thickness. Reinforcement lying on the ground under the concrete is decoration — it does nothing structurally.

What Working in This Ground Actually Requires

Loess is the local variable

This is the one that separates a crew that knows this ground from one that does not. Eastern Nebraska sits under a deep blanket of loess — wind-blown silt laid down at the end of the last glaciation, tens of feet thick in places, and getting thicker as you move east toward the Missouri bluffs. As building material it is generally good, and it holds a near-vertical cut when dry, which is why the road cuts around here look the way they do. The catch is that a meaningful part of that strength comes from a weak natural bonding between silt particles, and thorough saturation can break it down. Loess that gets soaked under load can consolidate, and the slab on top follows it.

Practically, that makes drainage a structural consideration rather than a landscaping one. Downspouts extended and discharged well away from the concrete. Positive fall away from the house at every edge. No irrigation head aimed at a slab edge. A driveway that sheds rather than ponds. When we get called to a settled slab around Lincoln, we look at where water has been going before we look at the concrete, and quite often fixing the drainage plus lifting the slab is the whole job — at a fraction of what a replacement costs. We would rather tell you that.

Development fill, which is not natural ground

Almost every subdivision built around Lincoln in the last three decades, and every one of the growing towns around it, sits on ground that was cut, filled and rough-graded during development. Where the fill went in properly — controlled lifts, compacted, tested — it behaves. Where it was pushed in fast to close a plat before winter, it keeps consolidating for years, and flatwork is the first thing to report it, because a driveway has no deep footings holding it up while a house does. A diagonal crack running out from a garage apron corner, or a joint that has dropped a visible step, is the signature. Replacing the concrete without re-compacting or over-excavating that base just buys the same crack again. We probe before we quote.

Freeze-thaw, over and over

Southeast Nebraska is a genuine freeze-thaw climate, not a marginal one. Between late November and March the surface of a slab commonly freezes overnight and thaws in the sun the next day, night after night. Each cycle, water in the surface pores freezes and expands about nine percent. Air-entrained concrete has microscopic bubbles for that ice to expand into and absorbs it. Non-air-entrained concrete loses a little paste every time until the aggregate is exposed and the surface is sandy to the touch. That is surface scaling, and it is the most common way concrete dies here. It is also why so much flatwork in the pre-war Lincoln neighborhoods is in the condition it is in: air entrainment did not become standard practice until the middle of the twentieth century, so those slabs never had the defense. Air entrainment goes into every mix we pour, without exception and without debate.

Deicing salt and brine

Lincoln and the state treat roads heavily, brine included, and homeowners add more on top. Chloride does not dissolve concrete, but it dramatically increases the number of freeze-thaw cycles a surface experiences and drives water deeper into the slab. On new concrete it is genuinely destructive, because the surface has not yet developed the density to resist it. The rule we give every customer is no deicer at all through the first winter. Use sand for traction. In later years keep chloride use modest and consider a penetrating siloxane sealer, reapplied every three to five years, on anything that sees a lot of it.

Sulfate, and the saline ground northwest of the city

This is a genuinely local condition that most flatwork bids ignore. The Little Salt Creek and Rock Creek drainages northwest and north of Lincoln hold the eastern saline wetlands — ground where salt-bearing groundwater from deep bedrock reaches the surface. It is rare enough habitat that a lot of conservation effort goes into protecting it, and it means that in parts of that area, soil and shallow groundwater can carry dissolved sulfate at levels that attack ordinary portland cement. Sulfate reacts with cement paste to form expansive compounds inside hardened concrete, destroying it from within, starting where the slab meets the ground and staying invisible for years. The defense is a sulfate-resisting cement — Type II for moderate exposure, Type V for severe — plus a genuinely low water-to-cement ratio, because dense concrete is what keeps the solution out in the first place. Where the exposure looks real we specify it, and where it does not we say so rather than selling you something you do not need.

Frost depth on anything structural

Step footings, porch footings, and post footings for a deck or a lean-to all have to bear below the frost line. The required depth is set by the jurisdiction that will inspect the work, and in this part of Nebraska it is a real depth, not a formality. We confirm the current number with the department rather than working from a rule of thumb, because it varies by jurisdiction and it changes. Shallow footings are the corner most often cut on step rebuilds, precisely because the footing is buried and nobody can check it afterward, and it is exactly why so many rebuilt steps in the older Lincoln neighborhoods are moving again within five years.

The pouring season, honestly described

April through November is comfortable, and we pour into early December most years using accelerator, warm water and insulated blankets. From roughly late December through February the honest answer for most residential work is that waiting produces a better slab. Two real reasons: the ground has to be thawed to prepare and compact a base properly, and you cannot compact frozen subgrade; and fresh concrete that freezes in its first days is permanently weakened at the surface. Summer has its own limit at the other end. On a ninety-five degree Nebraska afternoon with a high dew point and a south wind, concrete sets fast, so we start at first light, order the mix for the conditions, and begin curing immediately rather than after cleanup. And spring moves more dates than anything: thunderstorm ground cannot be compacted, and we will not pretend otherwise to hold a date.

Fair Questions to Ask Any Concrete Contractor

What should I ask every concrete contractor before hiring?

Six questions, and the answers tell you almost everything. What thickness are you pouring? What reinforcement, and how is it held up off the ground? How deep is the base course and what material? Is the mix air-entrained? How and when are the control joints cut? And are you registered with the Nebraska Department of Labor, and who is your insurance carrier? A crew that pours good concrete answers all six without hesitating, because those are the things they think about — and the registration is one you can verify yourself in the state's public database in about a minute.

Why does air entrainment matter so much here?

Because water expands about nine percent when it freezes, and concrete that has absorbed water with nowhere for that expansion to go tears itself apart from the inside. Air entrainment mixes billions of microscopic bubbles into the paste, giving the ice somewhere to expand into. In eastern Nebraska, where a slab surface freezes overnight and thaws in the sun on a great many days between November and March, it is the single most important thing in the mix design. Concrete without it looks identical on day one and starts shedding its surface in a few years. It is also exactly why so much pre-1950 flatwork in the older Lincoln neighborhoods is sandy to the touch — air entrainment was not standard practice when it was poured.

Should I get multiple bids?

Yes, and we mean that. Get three, and compare specifications rather than totals — thickness, reinforcement, base depth and material, and whether the mix is air-entrained. Bids that look far apart on price are usually far apart on those four things. If a bid does not state them, ask, and be wary of one that stays vague.

Do you require a deposit?

A reasonable deposit at scheduling is normal in this trade — material has to be ordered and dates get held. What is not normal is a large payment demanded up front, a cash-only price, or pressure to pay in full before the work is done. Those are the hallmarks of the spring door-knocker crews, which show up across eastern Nebraska every April, and every year somebody loses a deposit to one. Checking that a contractor appears in the state's contractor registration database is a cheap and fast way to filter most of them out.

What warranty comes with the work?

We stand behind our workmanship, and we put the terms in writing with the estimate rather than making a verbal claim. What no honest contractor will warrant is that concrete never cracks, because concrete cracks — that is why control joints exist. The meaningful distinction is between cracking at the joints where it was directed, which is the system working, and structural cracking, settlement, or surface failure, which is not.

Will the new concrete match my existing slab?

The finish and joint pattern, yes. The color, not exactly. Cured concrete keeps changing tone for years, so new gray is always lighter next to old gray at first, and it closes up considerably over the first couple of seasons. Anyone who promises an exact color match against aged concrete is telling you what you want to hear. If a true match matters, staining both after the new slab cures is the only reliable way there.
