The Big Blue is the defining condition in Milford. Low ground along the river and the terraces just above it is alluvial — silts and fine sands, with a water table that can sit high after a wet spring and higher still after a flood year. That is not a reason not to build there. It is a reason to build differently.

For an enclosed slab in the lower parts of town, the vapor barrier is the detail that decides everything, and it is the one most often skimped. A continuous ten-to-fifteen mil sheet, lapped and sealed at the seams and turned up at the edges, over a clean granular capillary break. Do that and the floor stays dry, holds a coating, and does not sweat. Skip it, or use a torn sheet of construction poly, and moisture wicks up through the slab every spring. That is why so many older garage and shop floors in river towns have condensation problems and why epoxy will not stick to them. Retrofitting a vapor barrier is not a thing you can do — it means removing the floor — so it is worth the small money at pour time.

Shop floors are the other Milford specialty and they get sized for real loads, not assumed ones. Our standard for a working shop is six inches over compacted granular base with a #4 rebar mat on chairs, joints laid out to keep panels roughly square, and a slope to a door or a drain so wash water and snowmelt actually leave. If the building is getting in-floor heat, the tubing gets tied down and pressure-tested before concrete touches it. A machine shed that will see a tractor or a skid steer is a different specification again from a hobby shop, and the difference costs less at the estimate than it does at year six.

Weather works the same here as everywhere in this part of the state: air entrainment in every mix because of the freeze-thaw cycling from late November into March, an early start on hot summer days, and no ice melt on new concrete through its first winter. Sand for traction instead. That single rule prevents more first-year surface damage than anything else we tell people.

Do I really need a vapor barrier under a garage floor?

In the lower parts of Milford, yes, without hesitation. Moisture moves up through a slab from damp ground continuously, and in a river-bottom setting there is plenty of it. A floor without a barrier sweats in spring, keeps stored items damp, and will not hold epoxy, tile, or any coating — the coating debonds from the back.
