Ashland sits about thirty minutes northeast of Lincoln, right on the Platte, halfway to Omaha. It is one of the more distinctive towns in the area — a genuinely handsome nineteenth-century downtown, Mahoney State Park and the Strategic Air Command museum a couple of minutes up the road, and river frontage that has drawn cabins, second homes and full-time acreages for a century.
That mix keeps our work here varied. In the old residential grid it is replacement work on flatwork poured between 1900 and 1960: driveways, walks, steps, stoops. Out toward the river and the golf courses it is patios, walkways, steps down grade changes, and pads for boats, campers and equipment. And on the bluff lots and newer acreages between town and the interstate it is driveways, shop floors and outdoor living slabs.

Ashland has better natural subgrade than most of the towns around Lincoln, and the reason is the Platte. Much of the low ground and the terraces are sand and gravel laid down by the river — the same deposits that support the sand and gravel operations along that corridor. As a base to build a slab on, clean sand is excellent news: it drains, it compacts predictably, and it does not swell or shrink with moisture the way clay does. The catch is that it also drains water toward things, and loose sand will migrate if water is moving through it, so edges and drainage detailing matter. A slab on sand with an eroding edge is a slab losing its support at the perimeter first.
Up on the bluffs and the higher ground it is loess again, and there the usual eastern Nebraska rules apply: excellent while dry, weaker when thoroughly saturated, so drainage away from concrete is not decoration. Bluff lots add grade. Patios and walks on a sloping lot need real thought about how water crosses them — a slab that catches sheet flow from uphill and holds it against a house is worse than no slab at all. Steps down a grade change need footings below frost depth at every landing, not just at the top, and they need consistent rise and run across the whole run, which is where most homemade step work goes wrong.
The old downtown and the older residential blocks carry the same problem as every nineteenth-century Nebraska town: unreinforced, non-air-entrained flatwork that has been through more than a hundred winters. Air entrainment did not become standard practice until the mid-twentieth century, and concrete without it loses paste off its surface every freeze-thaw cycle. A hundred and twenty Nebraska winters produces the sandy, aggregate-exposed surface you see on the oldest walks in town. That is scaling, it cannot be overlaid successfully, and those panels want replacing rather than patching.
Being close to the river has one more practical consequence worth naming. Ground that has been saturated by high water and then dried does not always come back to exactly where it was, and low-lying properties along the Platte have been through that more than once. If your slab is in that band and it has moved, the honest first question is whether the ground is finished moving. Sometimes the right advice is to fix the drainage, wait a season, and then pour. We would rather say that than sell you a slab that is going to follow the ground down.

Good, mostly, and better than the clay a lot of this region sits on. Clean sand compacts well, drains, and does not swell and shrink with the seasons, which removes the single biggest cause of slab movement around here. The thing to watch is erosion rather than settlement: water moving through or under sand will carry it, so a slab edge that is exposed to concentrated runoff can lose its support at the perimeter. Getting the drainage right and detailing the edges properly is what makes a slab on sand a thirty-year slab.
Yes, and it is work we do here regularly. The parts that matter: every landing needs a footing bearing below frost depth, not just the top of the run; rise and run have to stay consistent the whole way down, because a single odd riser is exactly where people fall; every tread wants a slight forward pitch so water sheds instead of freezing on it; and the finish has to have real texture, because a smooth trowel finish on outdoor steps in Nebraska is genuinely dangerous in January. Where a railing is going in, the provision for it gets poured in rather than drilled later.
Maybe not yet, and we would rather tell you that. Ground that has been thoroughly saturated and then dried out does not always settle back to where it started, and a slab poured onto ground that is still finding its level will follow it. The sequence we would usually recommend is to sort the drainage first, let the ground go through a full wet and dry cycle, and then pour. If the movement is clearly finished — and sometimes it plainly is — we will say so and get on with it. Either way that call comes from standing on the site, not from a phone call.
