A river town with a college on the hill and housing stock that goes back to the 1880s. The concrete problems here are old ones.
Crete is about twenty-five minutes southwest of Lincoln on Highway 33, and it is a genuinely old town by Nebraska standards. Doane sits up on the hill, the Big Blue runs along the east side, and the residential grid between them holds a lot of houses built between 1880 and 1930. That housing stock is why our Crete work skews so hard toward replacement rather than new pours.
What we see here, over and over: original sidewalk panels that were poured thin and unreinforced and are now heaved by silver maple and elm roots; front steps and stoops on shallow footings that have been lifted by frost so many times the risers are all different heights; driveways that were tar-and-chip or gravel for decades and are getting concrete for the first time; and garage floors in detached garages that were never poured on anything but the dirt they sit on.
There is newer work too — the additions on the west and south sides, the acreages out toward Wilber and Dorchester, and light commercial flatwork around the plant and the highway. All of it starts with a free on-site look and a written price.
Crete is built across two different kinds of ground and it matters a great deal which one you are on. Down along the Big Blue, in the bottom and on the low terraces, the soil is river alluvium — silts and fine sands laid down by the river, with a water table that can sit high in a wet spring. Slabs down there need real base import and, for anything enclosed, a vapor barrier that is actually continuous, because a garage or shop floor over damp bottom ground will sweat every spring and will not hold a coating. Up on the hill and west of town you are into the loess uplands, which are far better to build on but which are also collapsible when saturated, so drainage away from the slab is not optional.
The old-town flatwork problem is a specific one and worth explaining, because it decides whether you need a repair or a replacement. Sidewalk and driveway concrete poured before about 1950 was frequently not air-entrained, because the practice was not yet standard. Concrete without entrained air has nowhere for freezing water to expand into, so it loses a little paste off the surface every freeze-thaw cycle. Do that for seventy Nebraska winters and you get the sandy, exposed-aggregate texture on so many old Crete walks. That is surface scaling, and it cannot be repaired in any lasting way — a topping over scaled concrete fails at the bond line. Those panels get replaced.
Street trees are the other constant. The mature hardwoods along the older streets are a genuine asset and they are also the reason half the trip hazards in town exist. The instinct is to cut the root and pour the panel flat, and sometimes that is fine, but severing a major structural root on a hundred-year-old tree can destabilize it. We look at the root before we look at the concrete, and where a ramped panel or a slightly rerouted walk solves it without touching the tree, that is what we recommend.
Frost is the reason so many Crete steps are crooked. Anything structural — step footings, porch footings, post footings — has to bear below the frost line, and the required depth is set by the jurisdiction that inspects the work rather than by a rule of thumb. In this part of Nebraska that is a real depth, not a token one, and a step run poured on a shallow footing gets picked up and set back down slightly differently every winter. Fifty cycles later the rise between treads is all over the place, which is annoying and is also how people fall. We confirm the number with the building department rather than guessing at it, and we pour the footing to it.

In most Nebraska municipalities responsibility for the public walk across a property's frontage falls to the property owner, and the replacement panel still has to meet the city's standard for thickness and cross-slope. Bring the notice to the estimate and we will scope exactly what it asks for, no more. Individual panel replacement is very often possible — there is usually no need to redo an entire run — and if a tree root is the cause, we look at whether the root can be dealt with without harming the tree before anybody starts cutting.
Almost certainly not, and we would rather say so than take the money. Concrete of that vintage was usually poured without entrained air, so seventy-odd freeze-thaw winters have been quietly eating the paste off the surface. A bonded overlay needs sound concrete to bond to, and scaled concrete is by definition not sound at the surface. The overlay debonds and comes off in sheets within a couple of seasons. Resurfacing is a genuinely good option on a slab whose structure is fine and whose surface has been damaged recently. On a century-old scaled walk it is money spent twice.
It is a manageable problem as long as somebody accounts for it. Bottom ground along the Big Blue is finer material with a seasonally high water table, so an enclosed slab down there needs a continuous vapor barrier under it — ten to fifteen mil, lapped and sealed, not a torn sheet of poly thrown down. Skip it and the floor wicks moisture up through the slab, sweats every spring, and will not hold epoxy or tile. Sometimes the right answer is a drainage fix outside the building before the floor goes in. We will tell you if that is your situation.
